20-yard roll-offs delivered to Charlotte County's solar town from our North Port yard. Babcock Ranch is quoted on your call — call or text for an honest price.
Need a dumpster in Babcock Ranch, FL? Yes — KYN delivers 20-yard roll-offs to Babcock Ranch by request from our North Port yard. It is roughly a 30-mile run down to State Road 31, call it about 35 to 40 minutes of windshield time depending on traffic on 75 and how the lights on 31 treat us. Babcock Ranch sits outside our published surcharge table, so we quote it live on the phone instead of posting a number we would have to walk back.
Babcock Ranch is not a normal Southwest Florida town, and a dumpster job here does not look like one either. It is a master-planned, solar-powered community in eastern Charlotte County — the FPL solar array out on the edge of the property, Founder's Square as the town center, Lake Babcock and Lake Timber anchoring the older neighborhoods, and new phases still coming out of the ground every year. Most of the housing stock is a decade old or less. That single fact changes what goes in the bin.
In Port Charlotte or North Port, a big share of our work is gutting 1980s bathrooms and hauling out water-damaged everything. Babcock Ranch is different. The three jobs we see most out here are new-construction and trade debris, move-in cleanouts, and outdoor upgrades.
New construction is the obvious one. With builders still delivering homes across Babcock Ranch's newer villages, there is a steady stream of framing scrap, drywall offcuts, cabinet and appliance crating, flooring pallets, window packaging, and punch-list material. Those are volume loads more than weight loads — light debris that fills a 20-yard fast. If you are a superintendent or a trade running multiple lots, a standing account with scheduled swaps is usually cheaper and far less stressful than calling for a pickup every time a bin caps out. We do that; see contractor accounts.
Move-in cleanouts are the second wave. A family closes on a house in Parkside or Tucker's Cove, the moving truck leaves, and the garage is a wall of flattened boxes, foam corner blocks, mattress bags, and the furniture that looked fine in Ohio and does not fit here. That is a one-and-done 20-yard load, usually a light one, and it is one of the easiest jobs we run.
Outdoor upgrades are the third, and the one to be careful about. Babcock Ranch homeowners put a lot of money into the outside of the house — extending pavers, adding a screened lanai, ripping out builder-grade landscaping and putting in something with actual shade, regrading a side yard. Sod, dirt, brick, block, and paver rubble are heavy. A 20-yard bin filled with dirt weighs more than a truck should legally carry. If that is your load, say so when you call. We will tell you to fill it partway, or we will price it as a heavy-material job the way our pricing page lays out. Nobody enjoys the conversation where the bin cannot leave the driveway.
Babcock Ranch reads as one place from the highway, but the neighborhoods behave differently for a roll-off truck.
Lake Timber and the original streets around Founder's Square are the established core — mature landscaping, tighter lot lines, and driveways that have already been lived on. These are the ones where we bring driveway boards. A loaded roll-off is heavy and the pads on it will mark decorative concrete and pavers if nothing is under them. Ask for the boards when you book; it is the cheapest insurance on the job.
Trail's Edge, Parkside, and Edgewater sit in the middle of the build-out curve — a mix of finished homes and lots still in progress. Access is usually good, but on a street with active construction we need to know if trailers, portable toilets, or a materials drop are already eating the frontage. Send a photo by text if you are unsure. We would rather look at your driveway before we roll than turn a truck around on your street.
Tucker's Cove, Northridge, Crescent Lakes, and Webbs Reserve are the newer and outer villages. Longer approach roads, wider driveways, and more of the builder-debris and move-in work described above. Regency, the 55-plus neighborhood, skews toward downsizing cleanouts and garage projects — smaller loads, and often a homeowner who wants the bin gone quickly rather than sitting for the full week. Tell us that and we will schedule the pickup on your timeline instead of ours.
Babcock Ranch is not on our published surcharge list, so there is no fixed online number for it. Our $485 North Port rate (7-day, 20-yard, tonnage included) is the reference point; Babcock Ranch is a longer haul than our home base, so we quote it live. Call or text and you get the real total before you commit — not a placeholder that changes at delivery.
Getting the truck to you. Babcock Ranch is reached off State Road 31 in eastern Charlotte County, well inland from the coastal corridor where most of our work sits. From our North Port base that is roughly 30 miles and, in normal conditions, something like 35 to 40 minutes. Practically, that means Babcock Ranch is a scheduled delivery rather than a drop-everything one. Same-day is sometimes possible if we already have a truck heading that direction; more often we will offer you the next morning and actually hit it. We would rather give you a window we can keep.
Permits and placement. On your own driveway or private property you generally do not need a permit, and that is where nearly every Babcock Ranch bin goes. If the dumpster has to sit on a public street or in a right-of-way, that is a Charlotte County matter — confirm the current requirement with the county before your delivery date rather than assuming. Separately, Babcock Ranch is a master-planned community with its own association governance, so if your neighborhood has rules about how long a container can sit, where it can be placed, or whether it needs to be out of view from the street, check that first. We will place the bin wherever you are allowed to have it; we just need to know the constraint before the truck is on your street.
Disposal is on us. You never haul anything yourself and you never drive to a transfer station. Hauling and disposal up to your included tonnage are part of the quoted rate, and we deal with the sorting rules on the back end. What we cannot take stays the same everywhere we work: no tires, no batteries, no paint or hazardous liquids, no appliances containing refrigerant unless it has been properly recovered. If you are unsure about an item, ask before it goes in the bin. A single prohibited item can turn a routine dump into a rejected load, and that cost lands on somebody.
Storm season. Babcock Ranch became nationally known for how it held up during Hurricane Ian in September 2022 — buried utilities and on-site solar meant the town kept power while much of Charlotte County went dark. That reputation is earned, and it is also not the same thing as no debris. Wind still strips trees, still takes down fence sections, still fills a lanai with palm fronds and branches. Between June and November, roll-off capacity across Southwest Florida tightens fast after any named storm, and a community 30 miles inland is not first in line when every truck in the region is committed. If you know you have a cleanup coming, book ahead of the weather, not after it.
Why call a local operator. KYN is founder-operated out of North Port. When you call (561) 878-1535, you are talking to the person who schedules the truck — not a national broker who will take your credit card, mark up a subcontractor, and disappear when the delivery window slips. For a community like Babcock Ranch, where the drive is real and the schedule matters, that difference shows up as a straight answer about when the bin can actually be there.
Babcock Ranch sits between several of our regular routes. If your job is on the other side of the county line, start here instead: Punta Gorda is the closest of our published-rate cities and shares the Charlotte County side of our work. Port Charlotte covers the built-out neighborhoods west of the Peace River. Arcadia is our DeSoto County run to the north, up the same State Road 31 corridor. And North Port is home base, where our fastest turnarounds and best pricing live. Need it tomorrow? See same-day dumpster rental.
Yes. Babcock Ranch sits southeast of our North Port yard along State Road 31 in Charlotte County, and we deliver 20-yard roll-offs there by request. It is roughly a 30-mile run for our truck, so we schedule Babcock Ranch drops around the rest of the day's route. Call or text (561) 878-1535 with your address and what you are tossing and we will tell you the next open window.
Babcock Ranch is not in our published surcharge table, so we do not post a fixed price for it — we quote it live so the number is honest. For reference, our standard 7-day 20-yard roll-off is $485 in North Port with tonnage included. Babcock Ranch is a longer haul than our home base, so call or text (561) 878-1535 and we will give you the exact total before you commit.
On your own driveway or private property you generally do not need one, and that is where we place nearly every Babcock Ranch bin. If it has to sit on a public street or right-of-way, that is a Charlotte County question — confirm current requirements with the county before your delivery date. Babcock Ranch is also a master-planned community with its own association rules, so check with your neighborhood association about placement and screening before you book.
Yes. Babcock Ranch is still actively building out, and a lot of what we haul there is builder and trade debris: framing scrap, packaging, drywall offcuts, flooring crates, and punch-list material. We also run standing contractor accounts with scheduled swaps so a crew is not waiting on a bin. Tell us the lot, the phase, and the swap cadence you need.
Because the housing stock is new, we see fewer full gut remodels here and more move-in and outdoor-project debris: moving boxes and crating, garage and lanai cleanouts, old furniture that did not survive the move, sod and dirt from landscape upgrades, paver and patio extensions, and storm-dropped branches. Sod, dirt, and brick are heavy, so tell us if that is the load and we will size and rate it correctly.
